Surface condition

Sound concrete keeps the number down. Cracks, spalling, pitting, or an old coating to strip add prep and repair time — on any floor, coated or polished.

Moisture (MVB)

High moisture vapor may need a vapor-barrier primer before coating — we test every slab first, because guessing is how floors fail.

Prep & removal

Diamond grinding costs more than a quick etch — and it’s why our floors last. Stripping an old coating or flattening a worn slab adds time before anything goes down.

System & finish

The level you choose: flake density and topcoat on coatings, gloss level and dye on polished floors, standard vs premium Flexstone, refresh vs full recoat with Dr. Schutz.

Repair depth

On repair work, depth drives price. Surface spalling is quick; deep or structural damage takes more material, more steps, and more cure time.

Size, access & scheduling

Big, open floors are efficient to work. Tight access, obstacles, or phasing the job around a working garage, shop, or business can raise it.
